How it works

  1. Call us

Tell us what's leaking, dripping or not working. If water is running where it shouldn't, we'll help you find the shutoff.

  2. We come out

A burst pipe or active leak gets a response any time. A drip can usually wait for first thing in the morning.

  3. You get one price

We check the problem and your water pressure, explain the cause, and give you a flat-rate quote.

  4. We fix it and test

Repair or replace, then a full test before we leave so you know it's done.

What our job records show

12

Pressure reducing valves replaced since November 2025.

A flex hose that blows off under a sink is usually a symptom. We can fix the hose, but if the house is running at 100 PSI or more, it's going to happen again somewhere else. That's why we check your pressure for free on every visit.

Our records show 165 repair visits since November 2025: faucets, toilets, shutoff valves, disposals, tub drains, hose bibs and leaks, mostly in San Rafael, San Anselmo, Mill Valley and Fairfax.

New 1 inch pressure reducing valve and thermal expansion tank installed in Fairfax
Fairfax, April 2026. A failing 1 inch pressure reducing valve replaced, plus a new expansion tank.

Who does the work

Glenn Lopes, owner of Big Island Plumbing

Glenn Lopes

Owner and C36 license holder. Started Big Island Plumbing in 2017 after five years as a carpenter and a six month UPC code course. He'd rather do ten small repairs than one big remodel, so don't hesitate to call about a drippy hose bib.

Questions we get asked

Is it worth calling a plumber for something small?

Yes. A dripping hose bib or a running toilet wastes water every day, and small jobs are a big part of what we do. We'd rather fix it now than come back for the damage later.

Why do you charge $69 to come out?

It covers a real inspection: we look at the problem, check your water pressure, explain what's going on and give you a flat price. If you go ahead or not, you leave knowing exactly what you're dealing with.

Can I buy my own faucet or toilet?

Yes, fixtures are your call. We'd just steer you to a plumbing supply house instead of a big box store, because the same model is often built differently. Anything that goes inside the wall, we supply.

Why does water pressure matter?

Pressure over about 80 PSI wears out faucets, valves, hoses and water heaters early. A pressure reducing valve keeps it in a safe range, and an expansion tank protects the system when water heats up.

Can you come today?

For an active leak or a burst pipe, yes, any time. For a drip or a slow problem, we'll usually be there first thing in the morning and save you the after-hours rate.

Are you licensed?

Yes. Big Island Plumbing holds California C36 plumbing contractor license #1090862. You can verify it on the Contractors State License Board site.
